Cash home buyer questions, answered

Straight answers about selling a Tampa Bay house to us or a trusted local investor partner. If your question isn't here, ask it in the form and someone on our team will get right back with you.

Process

How does selling my house to you work, start to finish?

You send the short form. Someone on our team will get right back with you, then we or a trusted local investor partner ask a few questions, set up one walk-through if it makes sense, and make a written offer. If you accept, you sign a purchase contract, a local title company does the title search and paperwork, and you close on the date you choose.

What happens after I submit the form?

Someone on our team will get right back with you. A real person reviews your request, then we or a trusted local investor partner reach out by call, text or email to ask a few questions about the house and your timing. If it makes sense, we set up a walk-through and make a written offer. You decide. There's no obligation.

How fast can you close?

It depends on the title work and your schedule. Because a cash sale isn't waiting on a lender, closing is often a few weeks after you sign, sometimes faster, and later if you need time to move. Probate, liens or title problems can add time. You pick the date, and you'll know the plan before you sign anything.

Does asking for an offer commit me to anything?

No. Submitting the form doesn't create a contract or any obligation to sell. You can ask questions, take time to think, talk it over with family or an attorney, and say no for any reason. Nothing is binding until you and the buyer both sign a written purchase contract.

Do I need a real estate agent or an attorney?

You don't need an agent to sell directly to us or a local investor partner. You're always welcome to have a real estate attorney review the contract before you sign, and we encourage it if anything is unclear. The title company handles the closing paperwork, but it doesn't represent you, so take legal questions to your own attorney.

Can I close if I live out of state?

Usually, yes. Title companies can often arrange for you to sign with a mobile notary near you or, where allowed, remotely, and then send your proceeds by wire. Tell us early that you're out of state so the title company can plan for it and nobody has to fly in for closing.

Who will I be dealing with?

A small Tampa Bay team, not a call center. Depending on the house and the area, we may make you an offer ourselves or share your request with a trusted local real estate investor partner who buys there. Either way, you'll know who you're talking to, and you'll be told in writing who the buyer is before you sign anything.

Money

How much do cash home buyers pay?

It depends on the house. A buyer starts with what the home would likely sell for after repairs, then subtracts the repair costs, the costs of holding and reselling it, and a margin for the risk. That's why a cash offer is usually below full retail price. In return, you skip repairs, showings and commissions. We'll walk you through how we got to the number.

How do cash home buyers make money?

By fixing up and reselling the house, renting it out, or passing the purchase contract to another investor. The difference between what they pay and what the house is worth after repairs, minus their costs, is the profit. If the contract may be assigned to another buyer, you'll be told in writing before you sign, so there are no surprises.

How much will I walk away with?

Your net is the sale price minus your mortgage payoff, any liens or unpaid taxes, and any closing costs you agree to pay. With a direct sale there are no agent commissions. The title company prepares a settlement statement that shows every number before closing, so you'll see exactly what you'll receive before you sign the final papers.

Who pays closing costs?

Usually the buyer pays the normal closing costs when you sell directly to us or a local investor partner, and there are no agent commissions. Your mortgage payoff, any liens and any unpaid property taxes are paid from the sale proceeds. Every offer spells out who pays what, in writing, so there's nothing to guess at.

Are there any fees to get an offer?

No. Asking for an offer is free, and you'll never be asked to pay us anything up front, for any reason. If someone claiming to be a home buyer asks you for an application fee, a processing fee or a deposit before they'll make an offer, walk away.

Can I sell if I owe more than the house is worth?

Sometimes. If the offer won't cover your mortgage and liens, the lender would have to agree to accept less, which is called a short sale, and that decision is between you and your lender. Talk to a HUD-approved housing counselor or an attorney about it. We'll be upfront with you if the numbers don't work.

Will the offer be in writing?

Yes. Every offer is in writing, with the price, the closing date and who pays which costs. Take your time to read it. Ask us questions, or have an attorney look it over before you sign. If the contract may be assigned to another buyer, that's stated in writing too.

Situations

Can I sell my house as-is in Florida?

Yes. Selling as-is means you don't make repairs before the sale, and the buyer accepts the house in its current condition. Florida sellers generally still have to disclose known problems that aren't easy to see, so be honest about what you know. A buyer who plans to renovate is usually comfortable with roof, flood, foundation or code issues.

Do I have to clean the house before I sell?

No. Take what you want and leave the rest. Furniture, clothes, boxes, the garage and the shed can all stay, and the buyer handles the clean-out after closing. You don't need to sweep, paint or stage anything for the walk-through either. Just take out anything valuable or sentimental first.

What if I'm behind on payments?

If you're facing foreclosure, you may be able to sell before the auction date and pay off the loan at closing, if there's time and the numbers work. Please also talk to a HUD-approved housing counselor or a Florida attorney about options like a loan modification. We don't speak with your lender for you, and we can't make promises about your loan. Reach out early.

I inherited a house. Can I sell it before probate is finished?

You can start the conversation and get an offer, but the sale can't close until someone has legal authority to sign for the estate, usually the personal representative appointed by the probate court. Smaller estates may qualify for summary administration. A probate attorney can tell you which path fits and how long it may take.

Can I sell a rental with tenants living in it?

Yes. Rentals are often sold with tenants in place. A lease generally stays in force after a sale, so the buyer takes over as landlord. Have the lease, the rent amount, the security deposit and any late-payment history ready. Any walk-through is scheduled with proper notice to the tenant.

My house got a substantial damage letter. Can I still sell it?

Yes. A house found substantially damaged can be sold as-is, and the buyer takes on bringing it up to current floodplain code. In unincorporated Pinellas, the county's deadline for Helene or Milton letters is Dec. 31, 2026. Cities run their own building departments, so confirm your deadline and options with your city's building official.

Do you buy condos with a special assessment?

We or a local investor partner can look at condos facing special assessments or big dues increases, including buildings working through Florida's milestone inspection and reserve study rules. Send the unit address and the association's notices. Who pays an assessment that's already been passed is negotiated and written into the contract before you sign.

Can I sell a house with code violations or liens?

Yes. Code violations, open permits, judgment liens and unpaid taxes don't stop a sale. The title search turns up anything recorded, and the contract and settlement statement show how each item gets paid or handled at closing. Tell us about anything you already know so there are no surprises later.

We're getting divorced. Can we sell the house quickly?

Yes. A direct sale can be a simple way to split the proceeds without months of showings. Both owners usually need to sign, and if a court order or settlement agreement covers the house, have your attorneys confirm what's needed. We'll work with both of you and keep communication straightforward.

Privacy and contact

Are cash home buyers legit?

Many are, but check. A legitimate buyer puts the offer in writing, closes at a licensed title company or a real estate attorney's office, never asks you for money up front, and gives you time to read the contract or have an attorney review it. Be wary of anyone who pressures you to sign the same day. With us, you can say no at any point.

Will you share my information?

We may share your details with a trusted local real estate investor partner who may contact you about your property. We don't sell your information for unrelated marketing. Our website and email platform store it for us. The privacy policy explains what we collect, why we collect it, and how to ask us to delete it.

Will you call or text me?

Submitting the form asks us to contact you about your property, so we or a partner will reach out. Automated or prerecorded calls and texts happen only if you tick the optional consent box, and ticking it isn't required to get an offer. Reply STOP to any text to opt out. We only call between 8 a.m. and 8 p.m.

Why isn't there a phone number on this site?

Every request comes in through the form so a real person can look at the details before reaching out to you. That way the first conversation is about your house, not about taking down your information. Someone on our team will get right back with you after you submit, by call, text or email.

Do you have an office I can visit?

No. Our mailing address is 250 Corey Ave #66132, St Pete Beach, FL 33706, and it's a mailbox, not an office. We meet you at the property instead, so you don't have to go anywhere. You can also send us mail there if you prefer paper.
