Situations we help with

Whatever is going on with your Largo house

You don't need a perfect house or a perfect reason. These are the situations we hear about most.

A 1970s house that needs updating

Original kitchens, older electrical panels or a tired AC in one of the many Largo homes from that era.

A mobile or manufactured home

In a park on a rented lot, or on land you own. Older units and newer ones alike.

A tenant who's behind on rent

Sell with the tenant still in place, or after the lease or the legal process wraps up.

An old roof or old plumbing

A roof insurers won't cover, or supply lines a home inspector would flag.

You inherited a parent's house

Probate in Pinellas County, a lifetime of belongings and family in other states.

Downsizing or moving to care

Choose a closing date that fits the move, and leave what you don't want to take.

Flood or storm damage

Homes on low streets or near creeks that took on water during the 2024 storms.

Liens, permits or code cases

Open permits, a room added without one, or an unpaid code lien on an older home.

Selling in Largo

What to know about selling a house in Largo, FL

Largo is in the middle of Pinellas County, and most of its homes went up in the 1970s and 1980s. Here's what that means when you sell, and where to check the facts for your own address.

Largo grew fast and then filled in. The city's 2023 housing study found that about 60 percent of Largo's housing was built before 1980, that the 1970s alone account for more than a third of it, and that the median home was built in 1977 (City of Largo housing market analysis). You see that age on the older streets of Downtown Largo, around Largo Central Park, in Harbor Bluffs, out toward Walsingham, and in unincorporated pockets like Ridgecrest that carry a Largo mailing address. We or a trusted local investor partner look at houses in all of them, in any condition.

Mobile and manufactured homes

Few cities anywhere have as much manufactured housing as Largo. The same city study puts mobile homes at 27 percent of all housing units, roughly 12,400 homes, and a January 2026 analysis of Census data reported by the Business Observer ranked Largo first in the nation for the share of its homes that are manufactured (Business Observer). The city's study describes parks that are well kept with a real sense of community, and others where many homes predate the 1976 HUD Code and the water, sewer and stormwater systems have outlived their useful life. It also notes that mobile homes in Pinellas County must evacuate whenever Zone A is ordered out.

If your home sits on a rented lot, you own the home but not the ground under it. Florida's Mobile Home Act says a park owner can't make a rule that keeps you from selling your home in the park, or that forces it out of the park just because it sold (s. 723.058). A buyer who wants to leave the home in place generally still has to be approved by the park, so the park rules, the current lot rent and the home's title all come into it. If you own the land too, it's a more ordinary real estate sale. Either way, tell us the year of the home, the park name if there is one, and whether you can find the title.

Old roofs, old plumbing and a parent's house

A house with one owner since the 1980s often still has its original kitchen, baths, windows and electrical panel. Some homes from that era were plumbed with polybutylene supply lines, which many inspectors and insurers flag, and an older roof can make a new policy hard to get. Families often ask whether to update a parent's Largo house before selling. Sometimes a clean-out and fresh paint before listing makes sense. If it needs a roof, plumbing, an AC and more, the money and months spent may not come back in the price. We're glad to talk through both paths honestly.

Flood damage and Largo's 50% rule

Largo runs its own building department. When a building in a Special Flood Hazard Area is damaged, the city requires a substantial damage determination before it issues a repair permit, and it uses the FEMA 50% rule: if repairs cost 50% or more of the structure's market value, land not included, the building has to be brought up to current flood rules (Largo substantial damage). Owners can wait for the city's assessment letter or submit repair estimates from a licensed contractor. Largo's post-disaster permitting plan also lays out the temporary storm repair permits the city can issue after a declared disaster (Largo post-disaster permitting plan). Contacts for every Pinellas city are on the county's city substantial damage page.

Tenants, liens and the closing date

If you own a Largo rental and the tenant has fallen behind, you can sell with them still living there, or finish the lease or the legal process first. Bring the lease, a rent ledger and the amount of any deposit, and we'll factor it in. Recorded liens and unpaid property taxes turn up in the title search and are usually paid from the proceeds at closing. You pick the closing date, which helps when you're lining up a move, a probate hearing or a tenant's move-out.

Check your zones

Look up your evacuation zone on Pinellas Know Your Zone, your flood zone on the FEMA Flood Map Service Center, and your parcel and structure value with the Pinellas County Property Appraiser. All of them affect what a buyer will pay, along with condition and recent sales nearby.

Your options

Selling as-is vs. listing with an agent in Largo

Both are good choices in different situations. Here's the honest side by side.

TopicSelling to us or a partnerListing with an agent
Repairs and clean-upNone. Sell it as-is and leave behind what you don't want.Usually expected, so the house photographs and shows well.
ShowingsOne walk-through, at a time that works for you.Showings and open houses until it sells.
Agent commissionsNone.Usually part of the deal. Rates are negotiable.
Closing costsUsually paid by the buyer. Confirmed in writing for each deal.Often split, depending on the contract.
TimelineOften a few weeks, sometimes faster, on the date you choose.Time on the market plus the buyer's financing and inspection period.
CertaintyNo lender approval or appraisal to wait on.Financing, appraisals and inspections can delay or end a deal.
PriceUsually below what a fully fixed-up house could sell for.Often a higher price, especially for move-in-ready homes.

When listing is the better choice: if your house is move-in ready and you have time to wait for the right buyer, listing with a good local agent often gets a higher price. If that's true for your house, we'll tell you.

FAQ

Largo home seller questions

Do you buy mobile homes in Largo, including ones on a rented lot?

Yes. We or a trusted local investor partner look at manufactured and mobile homes in Largo parks and on owned land. On a rented lot you're selling the home itself, and Florida law doesn't let a park stop that sale, though a buyer who keeps the home in the park usually needs the park's approval. Send the year of the home, the park name, the lot rent and whether you have the title.

My parent's Largo house needs updating. Should we fix it before selling?

It depends on how much it needs. A clean-out and paint can pay off if you plan to list with an agent. A new roof, plumbing, AC and kitchen often cost more, and take longer, than they add to the price. We can give you an as-is number so you can compare it with what a local agent thinks the house would bring after repairs, then decide as a family.

My tenant is behind on rent. Can I still sell my Largo rental?

Yes. You can sell with the tenant in place, and the buyer takes over the lease after closing. If you've already started an eviction, tell us where it stands. Share the lease, the rent owed and the deposit you're holding, since the deposit moves to the new owner at closing. Until the sale closes, keep following Florida's landlord and tenant rules, and talk to an attorney if you're unsure.

Will you buy a Largo house with an old roof or polybutylene plumbing?

Yes. An old roof, polybutylene supply lines, cast-iron drains or an outdated electrical panel won't stop a cash sale, because there's no lender requiring repairs or a new insurance policy before closing. The cost to fix them is part of how the offer is figured. Tell us what you know, like the roof's age and any leaks, and you won't need to replace anything first.

Can I pick a closing date that fits my move?

Yes. You choose the closing date. Many Largo sellers line it up with a move into a smaller place, assisted living or a relative's home, and some ask for a little extra time to sort belongings. Sales often close in a few weeks, sometimes faster, but you're never pushed to go quicker than you want. Whatever you leave behind can stay for the buyer to clear out.

Do you buy houses in every Largo ZIP code, 33770 to 33778?

Yes. We or a local investor partner look at homes in 33770, 33771, 33773, 33774, 33776, 33777 and 33778, which USPS lists for Largo. 33776 through 33778 are shared with Seminole, and 33770 also covers Belleair Bluffs. 33772 is a Seminole ZIP, and 33779 is used for PO boxes. If your house has a Largo address, we'd like to hear about it.
