Whatever is going on with your St. Petersburg house

Leave the furniture and boxes. Take what matters to your family and leave the rest.
Tired landlord
Older rentals with tenants in place, deferred maintenance or storm damage.
Behind on payments
You may be able to sell before a Pinellas auction date. Talk to a housing counselor too.
Moving or downsizing
Leaving the area or moving closer to family, on a closing date you choose.
Selling in St. Petersburg
What to know about selling a house in St. Petersburg, FL
St. Pete has some of the oldest neighborhoods in Pinellas County and some of the hardest-hit from the 2024 storms. Here's what matters when you sell here, with the city and county sources to check for yourself.
St. Petersburg runs from the brick streets of the Old Northeast and the waterfront homes of Snell Isle to the bungalows of Kenwood and Crescent Lake, then west to Jungle Terrace and south to Lakewood Estates, Childs Park and Pinellas Point. Block homes from the 1950s and 1960s are spread across much of the city, and plenty of houses have been in one family for decades. Many were built long before today's flood and wind codes. We or a trusted local investor partner look at all of them, as-is.
After Helene and Milton
Hurricane Helene's storm surge in late September 2024 pushed water into low-lying neighborhoods like Shore Acres and Venetian Isles, and homes in other parts of the city took on water too. Hurricane Milton followed two weeks later. A lot of St. Pete owners are still working through insurance claims, contractor bids and permits, and some are deciding whether to repair at all.
St. Petersburg's 49% Rule
St. Pete enforces what it calls the 49% Rule. Under the city's floodplain ordinance, if the cumulative cost to repair or improve a home in a FEMA Special Flood Hazard Area equals or exceeds 49% of the structure's pre-damage market value (the building, not the land), the whole structure has to be brought into full compliance with current zoning, building and floodplain rules. That can mean elevating it, using flood-resistant materials or adding flood vents. The city estimates market value from the Pinellas County Property Appraiser's structure value, and you can submit an independent appraisal if you disagree. Read the details on the city's permitting after a storm page.
Pinellas County's guidance for unincorporated areas gives homes with Helene or Milton substantial damage letters until Dec. 31, 2026 to comply (Pinellas County substantial damage FAQs). St. Petersburg runs its own building department, so confirm your deadline and options with the city's building official before you decide anything.
Downtown and waterfront condos
Condo owners have their own pressure. Florida law requires milestone structural inspections for many condo buildings three stories or taller (s. 553.899) and structural integrity reserve studies for many associations (s. 718.112). In some buildings that has meant special assessments or higher monthly dues. We or a partner can look at a unit that's facing an assessment. Have the association's notices handy so the offer reflects them.
Half-finished repairs and permits
If repairs started without a permit, or a contractor walked off the job, say so up front. The city requires permits for storm repairs, including drywall, floors and cabinets, and unpermitted work can lead to a violation. You don't have to finish anything to sell, and a buyer who plans to do the work can account for it, but it's better to put it on the table early. To see what the county has on record for your home, search your address on the Pinellas County Property Appraiser site, where the FEMA/WLM letter tool shows the structure value used for the 49% math.

Your options
Selling as-is vs. listing with an agent in St. Petersburg
Both are good choices in different situations. Here's the honest side by side.
| Topic | Selling to us or a partner | Listing with an agent |
|---|---|---|
| Repairs and clean-up | None. Sell it as-is and leave behind what you don't want. | Usually expected, so the house photographs and shows well. |
| Showings | One walk-through, at a time that works for you. | Showings and open houses until it sells. |
| Agent commissions | None. | Usually part of the deal. Rates are negotiable. |
| Closing costs | Usually paid by the buyer. Confirmed in writing for each deal. | Often split, depending on the contract. |
| Timeline | Often a few weeks, sometimes faster, on the date you choose. | Time on the market plus the buyer's financing and inspection period. |
| Certainty | No lender approval or appraisal to wait on. | Financing, appraisals and inspections can delay or end a deal. |
| Price | Usually below what a fully fixed-up house could sell for. | Often a higher price, especially for move-in-ready homes. |
When listing is the better choice: if your house is move-in ready and you have time to wait for the right buyer, listing with a good local agent often gets a higher price. If that's true for your house, we'll tell you.

FAQ
St. Petersburg home seller questions
Will you buy a flooded house in Shore Acres or another St. Pete neighborhood that took on water in 2024?
Yes. We or a trusted local investor partner look at flood-damaged houses in Shore Acres, Venetian Isles, Snell Isle and everywhere else in St. Petersburg, whether the drywall is out or nothing has been touched. Tell us roughly how high the water got, what insurance paid and whether you've received a letter from the city. You don't need to repair or clean anything first.
My house got a substantial damage letter. Can I sell instead of elevating or rebuilding?
Yes, you can sell a house that's been found substantially damaged. The buyer takes on the job of bringing it into compliance with the city's floodplain rules, which can mean elevating or rebuilding. Before you decide, compare a sale with your other options, like Increased Cost of Compliance coverage on a flood policy, grants or repair loans, and confirm your deadline with the City of St. Petersburg's building official.
Do you buy condos in downtown St. Pete that are facing a special assessment?
We or a local investor partner can look at condos with a special assessment or a big dues increase, including buildings working through Florida's milestone inspection and reserve study rules. Send us the unit address and any notices from the association about the assessment amount and due dates. The offer has to account for the assessment, so the more detail you share, the clearer the numbers will be.
Can I sell my St. Pete house if I haven't finished hurricane repairs or pulled permits?
Yes. Plenty of St. Pete houses are half-repaired after 2024. Let us know what work was done, whether it was permitted and what's left. Unpermitted work doesn't stop a sale, but it changes the numbers, so it's better to put it on the table early. Please don't start new repairs just to sell. The city requires permits for storm repairs, and you can sell the house as it is.
I inherited a house in St. Petersburg. Can I sell it without cleaning it out?
Yes. You can leave furniture, boxes and anything else you don't want, and the buyer handles the clean-out after closing. Take what matters to your family first. If the estate is still in probate in Pinellas County, the personal representative will usually need to sign, and a probate attorney can tell you what's required before the sale can close.
How fast can a sale close in Pinellas County?
It depends on the title work and your schedule. A cash sale isn't waiting on a lender, so it's often a few weeks from signing to closing, sometimes faster, and later if you need more time to move. Probate, liens or title problems can add time. You pick the closing date, and a local title company handles the paperwork and the money.
Do you buy houses in every St. Pete ZIP code, 33701 through 33716?
We or a trusted local investor partner look at houses across St. Petersburg, from downtown and the Old Northeast to Kenwood, Childs Park, Lakewood Estates, Jungle Terrace and Pinellas Point, in ZIP codes 33701 through 33716. Some of those ZIP codes also cover nearby towns and unincorporated areas, and we look at houses there too. Send the address and we'll confirm.
What's the catch with a cash offer?
The trade-off is price. A cash offer is usually lower than what a fully fixed-up house might sell for on the open market, because the buyer pays for repairs, holding costs and the risk. In return you skip repairs, showings and agent commissions, and you choose the closing date. Asking costs nothing, and you can say no. If listing looks better for your house, we'll tell you.
