Selling in Gulfport
What to know about selling a house in Gulfport, FL
Gulfport is a small bayfront city on Boca Ciega Bay, next door to St. Petersburg, with an arts district, older cottages and a waterfront that took the brunt of Helene. Here's what to know when you sell here.
Gulfport's heart is its waterfront along Shore Boulevard and Beach Boulevard. The city's Waterfront Redevelopment District, created in 1992, covers 57.9 acres along Beach Boulevard South from 21st Avenue South to the shoreline, and takes in the Gulfport Casino, listed on the National Register of Historic Places in 2014, and Williams Pier, the first of which was built in 1907 (Gulfport Waterfront Redevelopment District). Back from the water are blocks of modest cottages, bungalows and block homes, and the neighborhoods toward the Pasadena Yacht and Country Club area. We or a trusted local investor partner look at homes in all of them, in any condition.
What Helene did here
Boca Ciega Bay rose as high as six feet into Gulfport homes and businesses when Hurricane Helene passed on Sept. 26, 2024. Every restaurant and bar along Shore Boulevard took on water, and Pia's on Beach Boulevard flooded too (St Pete Catalyst). The mayor later told WUSF that about a quarter of the city's land area had been inundated (WUSF). Some owners are still deciding whether to rebuild.
Substantial damage letters and permits
Gulfport applies the FEMA 50% rule. The city's flood damage permitting process explains that damaged homes in flood zones were placed in categories, and that homes with minor damage or worse need a substantial damage estimate before a repair permit is issued. The estimates were prepared with FEMA's substantial damage estimator tool, and work started before a permit can't be approved and may have to be removed (Gulfport flood damage permitting process). In a later update, the city said that out of 525 active flood damage cases it had sent 98 courtesy letters to owners estimated below the 50% threshold and 29 certified letters to owners estimated above it who hadn't yet responded (Gulfport After the Storm).
A substantially damaged home has to be brought into compliance with current floodplain rules, which may mean elevating, relocating or demolishing it. Owners who disagree can appeal or ask for reassessment, and the city accepts private actual cash value appraisals that meet its requirements. You can find your pre-storm structure value through the Property Appraiser's FEMA/WLM letter on pcpao.gov.
Cottages and unpermitted additions
Older homes often get added on to over the years: an enclosed porch, a converted garage, a back room or a second bath. If some of that work was never permitted, you can still sell. Tell us what you know. The title search shows recorded liens, and the contract spells out how open permits or code issues are handled. You don't need to fix anything or chase old permits before selling.
Two ZIP codes, shared with St. Pete
USPS lists 33707 and 33711 for Gulfport, and both default to St. Petersburg as the mailing city. That means a house can have a St. Pete mailing address but be inside Gulfport, where the city's own building department and substantial damage process apply. If you're not sure which side of the line your parcel is on, the Property Appraiser's site shows it, and the county keeps a list of city building contacts.

Your options
Selling as-is vs. listing with an agent in Gulfport
Both are good choices in different situations. Here's the honest side by side.
| Topic | Selling to us or a partner | Listing with an agent |
|---|---|---|
| Repairs and clean-up | None. Sell it as-is and leave behind what you don't want. | Usually expected, so the house photographs and shows well. |
| Showings | One walk-through, at a time that works for you. | Showings and open houses until it sells. |
| Agent commissions | None. | Usually part of the deal. Rates are negotiable. |
| Closing costs | Usually paid by the buyer. Confirmed in writing for each deal. | Often split, depending on the contract. |
| Timeline | Often a few weeks, sometimes faster, on the date you choose. | Time on the market plus the buyer's financing and inspection period. |
| Certainty | No lender approval or appraisal to wait on. | Financing, appraisals and inspections can delay or end a deal. |
| Price | Usually below what a fully fixed-up house could sell for. | Often a higher price, especially for move-in-ready homes. |
When listing is the better choice: if your house is move-in ready and you have time to wait for the right buyer, listing with a good local agent often gets a higher price. If that's true for your house, we'll tell you.

FAQ
Gulfport home seller questions
My Gulfport house flooded in 2024. Will you buy it as-is?
Yes. We or a trusted local investor partner look at flood-damaged Gulfport homes whether they're untouched, gutted or partly repaired. Tell us how high the water got, what's been torn out and whether you've received a letter from the city. You don't need to finish repairs, pull permits or clear out ruined belongings first. The damage and the work left to do are reflected in a fair as-is offer.
Will you buy a small old cottage in Gulfport?
Yes. Older Gulfport cottages and bungalows often have original wiring, older roofs, termite history or rooms added decades ago. None of that has to be fixed before you sell. Send the address and a few lines about the condition, and we'll factor it in. If the cottage is in good shape, we'll also tell you if listing it might bring more.
What does a substantial damage letter mean for my Gulfport home?
It means the city estimated that repairing the home would cost 50% or more of the structure's pre-damage market value. If that stands, the home has to be brought up to current floodplain rules before it's rebuilt, which can mean elevating it, relocating it or tearing it down. You can appeal with a qualifying appraisal, repair, or sell the house as it is, letter included.
Do you buy houses in both Gulfport ZIP codes, 33707 and 33711?
Yes. USPS lists 33707 and 33711 for Gulfport, and both also cover parts of St. Petersburg, so your mailing address may say St. Pete even if the house is in Gulfport. We or a local investor partner look at homes throughout both ZIPs. Which city the parcel is in decides whose permit and damage rules apply, and the Property Appraiser's site shows it.
My Gulfport house has an addition that was never permitted. Can I sell?
Yes. Unpermitted porches, garage conversions and back rooms are common in older Gulfport homes. Tell us what you know about the work and roughly when it was done. You don't need to get permits after the fact or tear anything out before selling. The buyer takes the house as it is, and the contract spells out how any open permit or code issue is handled.
How long does it take to get an offer on a Gulfport house?
After you send the short form, someone on our team will get right back with you. How soon an offer follows depends on what we need to know, like the flood damage, any city letter and whether we can see the house. Once you accept, sales often close in a few weeks, sometimes faster, but you choose the closing date and can take more time if you need it.
