Situations we help with

Whatever is going on with your Treasure Island house

You don't need a perfect house or a perfect reason. These are the situations we hear about most.

Storm damage from 2024

Helene's surge and Milton's wind, in Sunset Beach or anywhere on the island.

A ground-level home

A slab house that would have to be elevated or replaced to rebuild.

A lot after demolition

The house is gone, and you'd rather sell the land than build.

A condo with an assessment

Storm repairs, reserves or a special assessment your building just passed.

A substantial damage letter

The city's 50% determination, and an appeal you may not want to fight.

An open insurance claim

A flood or wind claim still being settled while you decide what to do.

An inherited island home

A family beach house with probate to settle and heirs in other states.

Living somewhere else now

Displaced since the storm and paying for two places at once.

Selling in Treasure Island

What to know about selling a house in Treasure Island, FL

Treasure Island is a barrier-island city on the Gulf, and every part of it sits in a flood hazard area. Here's what that means when you sell, and where to check the facts for your address.

Treasure Island runs along Gulf Boulevard between Madeira Beach and St. Pete Beach, with neighborhoods on the bay side too. The city lists civic associations for four of them: Isle of Capri, Isle of Palms, Paradise Island and Sunset Beach (Treasure Island civic associations). Single-family homes, duplexes, small motels and condo buildings sit side by side. We or a trusted local investor partner look at all of them, storm-damaged or not, including lots where the house has already come down.

What Helene and Milton left behind

Hurricane Helene's surge in September 2024 put water in every structure on the island, from two feet to six feet according to the fire chief, and Milton's wind followed two weeks later. Pinellas County officials counted 3,195 Treasure Island homes damaged by Helene, more than 2,000 of them with major damage. By September 2025 the city had issued about 400 demolition permits. The mayor said Sunset Beach is some of the lowest land in the city, and that many single-story homes on slabs can't be rebuilt that way (FOX 13).

The 50% rule on an island that's all flood zone

The entire city is in a Special Flood Hazard Area, and it's also in a wind-borne debris region. Treasure Island applies the 50% rule to the market value of the structure only, using an actual cash value appraisal or the Property Appraiser's just value as adjusted, and the Floodplain Administrator and Building Official make the determination together (Treasure Island: understanding the 50% rule). If you disagree, the city's post-hurricane FAQs describe a reassessment request, then an appeal to the Planning and Zoning Board, then circuit court (Treasure Island post-hurricane FAQs). The city's Community Development office at 10451 Gulf Blvd. handles flood questions.

If your home is determined to be substantially damaged, rebuilding it means meeting current flood rules, which for a ground-level slab house usually means elevating or replacing it. That's a big project and a long one. Some owners would rather sell as-is and let the next owner take it on.

Lots, condos and assessments

If your house has already been demolished, you can sell the lot. The buyer looks at the lot size, zoning, flood zone and what can be built there. Condo owners face a different problem. A year after Helene, owners at La Costa Brava were paying special assessments for repairs (FOX 13). Florida's condo rules for milestone inspections and reserves (s. 553.899, s. 718.112) add to the pressure in older buildings. We or a partner can look at a unit with the association's notices in hand.

Insurance claims and timing

If a flood or wind claim is still open, talk to your adjuster or insurance agent before you sign anything, because who keeps claim payments after a sale is something the contract has to spell out. Some owners use the claim money to settle the mortgage; others assign their rights in writing. We'll work with whatever your adjuster tells you.

Your options

Selling as-is vs. listing with an agent in Treasure Island

Both are good choices in different situations. Here's the honest side by side.

TopicSelling to us or a partnerListing with an agent
Repairs and clean-upNone. Sell it as-is and leave behind what you don't want.Usually expected, so the house photographs and shows well.
ShowingsOne walk-through, at a time that works for you.Showings and open houses until it sells.
Agent commissionsNone.Usually part of the deal. Rates are negotiable.
Closing costsUsually paid by the buyer. Confirmed in writing for each deal.Often split, depending on the contract.
TimelineOften a few weeks, sometimes faster, on the date you choose.Time on the market plus the buyer's financing and inspection period.
CertaintyNo lender approval or appraisal to wait on.Financing, appraisals and inspections can delay or end a deal.
PriceUsually below what a fully fixed-up house could sell for.Often a higher price, especially for move-in-ready homes.

When listing is the better choice: if your house is move-in ready and you have time to wait for the right buyer, listing with a good local agent often gets a higher price. If that's true for your house, we'll tell you.

FAQ

Treasure Island home seller questions

Will you buy a storm-damaged house in Treasure Island, including Sunset Beach?

Yes. We or a trusted local investor partner look at storm-damaged homes anywhere on the island, including Sunset Beach, some of the lowest ground in the city. The house can be untouched, gutted or partly repaired. Tell us how high the water got, what's been removed and whether the city has made a substantial damage determination, and it all goes into a fair as-is offer.

My ground-level Treasure Island home would have to be elevated to rebuild. Can I sell instead?

Yes. If the city determined your home is substantially damaged, rebuilding means meeting current flood rules, which for a slab house at ground level usually means elevating it or building new. Many owners would rather not take that on. You can sell the house as it is, with the determination, and the buyer handles the elevation or rebuild after closing. Share the letter if you have it.

My Treasure Island house was demolished. Will you buy just the lot?

Yes. We or a local investor partner look at vacant lots on the island, whether the house came down after the storms or years ago. Lot size, zoning, flood zone and what can be built there all shape the offer. Send the address and any paperwork you have from the demolition permit, plus any liens or unpaid taxes you know about, and we'll take it from there.

My Treasure Island condo has a big special assessment. Can I still sell it?

We or a partner can look at it. Many island condo associations passed assessments for storm repairs, reserves or both. Send the unit address and the association's notices showing the amount and due dates. Who pays an assessment that's already been passed is negotiated and written into the contract, so you'll know before you sign. Units still being repaired can be sold too.

What happens to my flood insurance claim if I sell?

It depends on the policy and where the claim stands, so talk to your adjuster or agent before you sign a contract. Claim payments are usually made to the named insured and the mortgage lender. The sale contract should spell out who keeps any payments still to come. We're happy to work around an open claim, and the title company makes sure the mortgage is paid off correctly.

Do you buy on Isle of Capri and Paradise Island?

Yes. We or a local investor partner look at homes on Isle of Capri, Paradise Island, Isle of Palms and Sunset Beach, plus condos along Gulf Boulevard. Bay-side canal homes come with seawall, dock and flood questions, so tell us what you know about the seawall's condition and any storm damage. All of Treasure Island shares the 33706 ZIP code with St. Pete Beach.
